Builders in Leamington Spa
Most building work goes wrong in the first week or on paper, not at the finish. Foundations sized for the ground rather than the drawing, a steel the engineer actually calculated, and a written specification you can hold a price to.

Working in Leamington Spa
Leamington Spa lies 8.1 miles south of Coventry city centre, in the CV32 postcode district.
Within walking distance you will find Jephson Gardens and All Saints' Church, and we work on properties throughout the streets around them.
The nearest places we also cover are Warwick (2.4 miles) and Kenilworth (4.2 miles), so work in Leamington Spa sits well inside the area we travel to, not at the edge of it.

- Trinity Catholic School

- Repointing in a mortar harder than the brick makes the brick face fail instead of the joint.
- A crack that has not moved in years is history; one that is still opening needs measuring.
- Horizontal cracks at regular intervals are corroding wall ties, not subsidence.
- Trees on clay close to the work change the foundation depth and sometimes the design.
- On a party boundary, notice has to be served before work starts rather than once it has.
The work itself, in plain terms
The building work we carry out on Leamington Spa properties, from repointing and repairs to structural alterations and full refurbishment.
Extensions & structural work
Single and two storey builds, load-bearing wall removal and steel beams, designed by an engineer and inspected through to completion.
Brickwork & repointing
Repointing in a mortar weaker than the brick, spalled brick replacement, and crack repair once the cause has been established rather than guessed.
Renovations
Full and partial refurbishment sequenced properly — watertight first, moisture routes next, first fix before plaster, finishes last.
Damp proofing
Condensation, penetrating and rising damp diagnosed before anything is sold to you. Most damp traces to a gutter, a raised ground level or a bridged cavity.
Groundworks
Foundations, drainage, soakaways and concrete, with Building Control inspections at each stage and the spoil taken away.
Garage conversions
Insulated floor, infilled door opening, damp and thermal detailing, and Building Regulations sign-off at the end.
Built around how you own the property
Homeowners
One point of contact from the survey through to the completion certificate.
Landlords
The structural and safety items priced separately from anything cosmetic.
Buyers and sellers
A written assessment of what a surveyor flagged, and what it will actually cost to resolve.
The jobs that start with a phone call
- 01
A bulging outer leaf where the wall ties have corroded and nobody has looked at the tie line.
- 02
Damp treated with an injected course when the actual cause was a downpipe discharging at the base of the wall.
- 03
A renovation started at the kitchen, with the roof and the gutters still letting water in.
- 04
An extension quoted at an assumed foundation depth, with no rate agreed for what happens if it has to go deeper.
- 05
A crack that has been painted over twice, where nobody has established whether it is thermal movement or something moving.
- 06
Made ground under a proposed extension, found at trench stage rather than by a trial hole.
What we check on a property in Leamington Spa
Every quote starts with a survey. These are the things we look at on building work in Leamington Spa, and why each one changes the recommendation.
Roof and gutters
Even on an internal job we look up. Most damp and masonry decay starts with water that should have been in a gutter, and there is no point repairing a wall that is still being soaked.
Crack pattern, width and direction
We record where cracks run, how wide they are and whether they show inside and out. The pattern is what distinguishes thermal movement from something that needs an engineer.
Condition of the existing finishes
Whether plaster is sound, blown or on lath changes the scope considerably. Blown plaster on a damp wall has to come off regardless of how good it looks from across the room.
Lintels over openings
Older properties often have timber lintels, or none at all behind a rendered head. We check what is carrying each opening, because a failing lintel shows up as cracking that looks cosmetic until it is not.
Access for materials and waste
Whether there is side access, where a skip can stand and how far materials have to be carried all affect the programme and the price. It is better settled at survey than discovered on day one.
Wall construction: solid or cavity
Solid and cavity walls behave completely differently for damp, insulation and fixings. Establishing which one we are dealing with, and whether a cavity is clear or filled, changes nearly every recommendation.

The closest are Warwick (about 2.4 miles away), Kenilworth (about 4.2 miles away), Rugby (about 12.9 miles away) and Solihull (about 13.2 miles away). All of them are inside our normal working area, so a property on the boundary is no different to one in the middle of Leamington Spa. If you are unsure which area you count as, the postcode settles it.
Which part of Leamington Spa do you cover?
All of it — the streets around Jephson Gardens included. Where a property sits matters less to us than what the access is like, which is something we look at on the survey rather than guessing from an address.
There are cracks in my wall. Should I be worried?
Most are not structural. Fine cracks at the junction of different materials, or above openings, are usually thermal or shrinkage movement. The ones that warrant investigation are diagonal or stepped, wider at one end, wider than about 3mm, visible inside and out in the same place, or growing. We will say honestly which category a crack falls into, and recommend an engineer where it genuinely needs one.
What happens if you find something unexpected once work starts?
We stop, show you, and price it before carrying on. Older buildings routinely hide previous alterations, missing lintels, patched-up structure and rot behind plaster. What matters is that the variation is agreed in writing before it is done, not added to an invoice afterwards. We would rather have an awkward conversation on day three than at the end.
Will you work alongside my own trades?
Yes, and it is common on renovations where people already have an electrician or a plumber they trust. It needs sequencing agreed upfront so first fix does not get plastered over and nobody is standing waiting. We are happy to coordinate, but we are clear about where our responsibility ends when work is split.
Why does the mortar mix matter so much on an older house?
Because a soft old brick and a hard modern mortar are a bad pairing. Lime mortar is designed to be weaker than the brick, so movement and salts damage the joint, which can be replaced. A strong cement mortar reverses that: the joint survives and the face of the brick spalls off instead. On solid-wall Victorian and Edwardian property the mix is the most important decision on the job.
How do you deal with damp?
By finding out which kind it is, because the three have nothing in common. Penetrating damp comes through the fabric and is fixed by repairing the fabric. Condensation is a heating and ventilation problem. Rising damp is far rarer than the industry implies and needs the damp-proof course checked, along with raised ground levels and bridging. Injecting a chemical course into a wall suffering penetrating damp achieves nothing.
