Roofers in Warwick
A roof rarely fails across the middle. It fails at a flashing, a valley, a ridge or a chimney, and finding which is the difference between a morning's work and a new roof you did not need.

- Damp below a flat roof is often condensation inside a cold deck rather than a leak.
- An insurer wants photographs and a written cause, which is what a proper inspection produces.
- Most leaks are at a junction — flashing, valley, ridge or chimney — not in the open field of the roof.
- Scaffold is a real share of any roofing cost, which is why doing the guttering at the same time is cheaper.
- A chimney is the most exposed part of a roof and the usual source of damp on a breast.
The work itself, in plain terms
The roofing work we carry out on Warwick properties, from leak tracing and tile repairs to complete re-roofing.
Roof repairs
Leak tracing, slipped and cracked tiles, flashings and valleys, with most repairs completed in a day once the cause is found.
Re-roofing
Strip, structural check, breathable membrane, new battens and covering in slate or tile, with the eaves detail put right at the same time.
Flat roofing
EPDM, GRP and torch-on felt on extensions, garages and dormers, with the deck inspected and the falls corrected rather than covered over.
Chimneys & leadwork
Repointing, flaunching, lead flashings and trays, capping and removal. The usual cause of damp on a chimney breast.
Roofline & guttering
Fascias, soffits and guttering, sized for the roof area and fixed into sound rafter ends rather than capped over soft timber.
Emergency work
Storm damage made safe and watertight quickly, with the permanent repair priced separately once it can be assessed properly.
Built around how you own the property
Homeowners
Work explained in plain terms, with the photographs to show what was found.
Landlords
Prompt response on leaks, because water coming in becomes a tenant complaint quickly.
Older properties
Careful work around original slate, clay tile and leadwork rather than wholesale replacement.
The jobs that start with a phone call
- 01
Ridge tiles rebedded in mortar on a roof where the mortar has already failed twice.
- 02
A chimney repointed while the lead flashing underneath was left as it was.
- 03
Storm damage made safe months ago and never permanently repaired.
- 04
A ceiling stain that three people have looked at, where nobody has traced the water back to the junction it is entering.
- 05
A new gutter fitted to a fascia that had already softened, now sagging at the brackets.
- 06
Spray foam applied to the underside of the roof, hiding the structure and complicating any re-roof.
What we check on a property in Warwick
Every quote starts with a survey. These are the things we look at on roofing work in Warwick, and why each one changes the recommendation.
Previous repairs
Mastic, expanding foam, flashing tape and a tile bedded in cement tell their own story. They mark where the roof has been failing, and whether anyone ever dealt with the cause.
Insulation depth and position
While we are in the loft we note the insulation. It affects condensation risk and ventilation requirements, and if the roof is coming off it is the obvious moment to put it right.
Chimney stack condition
We look at the flaunching on top, the pointing, the brickwork for spalling, and whether a redundant stack is capped and ventilated. A chimney is a wall standing in the weather on all four sides.
Loft ventilation
A roof needs to breathe. We check for eaves and ridge ventilation and for insulation stuffed into the eaves blocking the airflow, because that is what turns an ordinary loft into a condensation problem.
The state of the underlay at the eaves
Old bitumen felt goes brittle and tears exactly where it matters, at the eaves above the gutter. If it crumbles when touched, water running off the tiles is going into the fascia rather than the gutter.
Moss and organic growth
We note how much there is and where. Heavy moss means water is being held against the tiles and gutters are probably taking the debris, and it also tends to mark the shaded, slowest-drying part of the roof.

Warwick sits next to Leamington Spa (about 2.4 miles away), Kenilworth (about 4.4 miles away), Solihull (about 12 miles away) and Rugby (about 15.2 miles away). We work across the whole of that cluster, which is part of why we can usually get to a survey quickly — we are often already nearby.
How quickly can you get to Warwick?
Quickly — it is about 9.3 miles south of the city centre. Short distances are the main reason we can offer same-week surveys and come back promptly if something needs a second look.
How often should a roof be inspected?
Once a year is sensible for most houses, plus a look after any serious storm. An inspection is mostly about the things that fail before the tiles do: ridge and verge mortar, flashings, valleys, the state of the gutters and any slipped or cracked tiles. Catching those is the difference between pointing work and a ceiling repair.
My ridge tiles look loose. Is that urgent?
Treat it as urgent. A ridge tile that has lost its mortar bed is heavy, high up and has nothing holding it down in a gale. Beyond the obvious danger, an open ridge line lets water straight into the roof space along its whole length. Re-bedding and mechanically fixing a ridge is a relatively contained job compared with what a displaced one can cost.
What happens during a full re-roof?
Scaffold goes up, the old covering and battens come off, and the roof structure is inspected properly for the first time in decades. New underlay and treated battens go on, then the covering, new or salvaged. Flashings, valleys and ridges are renewed, the ridge is mechanically fixed, and ventilation is brought up to standard. On a typical house it is a matter of days rather than weeks, weather permitting.
Water is coming in around the chimney. What causes that?
Nearly always the chimney itself rather than the roof. The usual suspects are perished flaunching on top, open or eroded pointing letting water into the brickwork, failed stepped flashing and soakers where the stack passes through the roof, or a missing chimney tray. Each needs a different fix, so the first job is working out which it is.
Can you match tiles on an older roof?
Often, yes. Many clay and concrete patterns are still made or available reclaimed, and we would rather source a match than leave an obvious patch. Where an exact match genuinely does not exist, the usual approach is to take sound tiles from a less visible elevation for the front of the house and use the new ones at the back. We will tell you upfront if a repair will be visible.
