Roofers in Solihull

A roof rarely fails across the middle. It fails at a flashing, a valley, a ridge or a chimney, and finding which is the difference between a morning's work and a new roof you did not need.

Key takeaways
  • Replacing a few tiles is a repair; replacing the battens and membrane is a re-roof.
  • A chimney is the most exposed part of a roof and the usual source of damp on a breast.
  • Dry ridge is mechanically fixed and ventilated, so it does not crack and drop out the way mortar does.
  • Damp below a flat roof is often condensation inside a cold deck rather than a leak.
  • An insurer wants photographs and a written cause, which is what a proper inspection produces.
What we cover in Solihull

The work itself, in plain terms

The roofing work we carry out on Solihull properties, from leak tracing and tile repairs to complete re-roofing.

Roof repairs

Leak tracing, slipped and cracked tiles, flashings and valleys, with most repairs completed in a day once the cause is found.

Re-roofing

Strip, structural check, breathable membrane, new battens and covering in slate or tile, with the eaves detail put right at the same time.

Flat roofing

EPDM, GRP and torch-on felt on extensions, garages and dormers, with the deck inspected and the falls corrected rather than covered over.

Chimneys & leadwork

Repointing, flaunching, lead flashings and trays, capping and removal. The usual cause of damp on a chimney breast.

Roofline & guttering

Fascias, soffits and guttering, sized for the roof area and fixed into sound rafter ends rather than capped over soft timber.

Emergency work

Storm damage made safe and watertight quickly, with the permanent repair priced separately once it can be assessed properly.

What we are usually called out to

The jobs that start with a phone call

  • 01

A chimney repointed while the lead flashing underneath was left as it was.

  • 02

Verge mortar cracked and dropping out, letting wind and water under the edge tiles.

  • 03

An extension roof abutting the house with the flashing stuck on rather than chased in.

  • 04

Ridge tiles rebedded in mortar on a roof where the mortar has already failed twice.

  • 05

Slipped slates where the nails have corroded, with the slates themselves still perfectly sound.

  • 06

A ceiling stain that three people have looked at, where nobody has traced the water back to the junction it is entering.

What we check on a property in Solihull

Every quote starts with a survey. These are the things we look at on roofing work in Solihull, and why each one changes the recommendation.

How the roof meets the neighbour

On terraces and semis the party line matters. We check the flashing or soaker detail at the boundary and whether work needs coordinating next door, which is better known before the scaffold goes up than after.

The state of the underlay at the eaves

Old bitumen felt goes brittle and tears exactly where it matters, at the eaves above the gutter. If it crumbles when touched, water running off the tiles is going into the fascia rather than the gutter.

Lead quality and code

Lead that is too thin for its span splits from thermal movement, and over-long pieces do the same. We check the code and the lengths used, because an undersized flashing fails again whatever else is done.

Gutters, falls and downpipes

We check that gutters run to the outlet, that joints are not weeping and that downpipes discharge properly. Overflowing gutters soak fascias and walls, and the damage usually shows up indoors before anyone looks up.

Access and scaffold design

Where scaffold can stand, what it has to clear, and whether a neighbour or a public footpath is involved all change the programme and the cost. We settle this at inspection so the quote is the price.

Flat roof falls and outlets

On any flat area we check the fall, where the water is meant to go, and whether it is getting there. Ponding, blocked outlets and a soft deck underfoot change what the roof needs.

Which areas near Solihull do you also cover?

The closest are Kenilworth (about 9.5 miles away), Warwick (about 12 miles away), Leamington Spa (about 13.2 miles away) and Nuneaton (about 15.1 miles away). All of them are inside our normal working area, so a property on the boundary is no different to one in the middle of Solihull. If you are unsure which area you count as, the postcode settles it.

How quickly can you get to Solihull?

Quickly — it is about 11.2 miles west of the city centre. Short distances are the main reason we can offer same-week surveys and come back promptly if something needs a second look.

EPDM, GRP or felt — which flat roof is best?

EPDM is a single rubber membrane with very few joints, flexible in cold weather and typically good for 25 to 30 years or more. GRP is a fibreglass laminate cured in place, giving a hard seamless finish with neat detailing, on a similar lifespan, though it is less forgiving of movement. Felt is the cheapest and the shortest-lived. The deck condition and how much movement it sees usually decide it.

Do you work on commercial and rental property?

Yes. We maintain roofs on commercial units, flats and rental property, and we are used to access restrictions, trading hours and tenants. For landlords and managing agents we can report on condition with photographs and rank the work by what is actually letting water in, so spending can be staged rather than taken all at once.

How long should a roof last?

Natural slate can run 80 to 100 years or more. Clay tiles commonly reach 60 or beyond. Concrete interlocking tiles are usually good for 40 to 60. Fibre cement slates sit lower, around 30 to 50. But the covering rarely fails first — nails, battens, underlay, ridges and flashings all age faster, which is why a sound-looking roof can still need work.

Why is my roof leaking when it only rains hard?

Wind-driven rain gets in where ordinary rain does not. It is pushed up under tile laps, past a loose verge, through a gap in flashing, or in at a ridge whose mortar has gone. In light rain the water runs straight off; in a storm it is driven sideways into the same small defect. That is why a leak that only appears in bad weather is still a real defect worth fixing.

My ridge tiles look loose. Is that urgent?

Treat it as urgent. A ridge tile that has lost its mortar bed is heavy, high up and has nothing holding it down in a gale. Beyond the obvious danger, an open ridge line lets water straight into the roof space along its whole length. Re-bedding and mechanically fixing a ridge is a relatively contained job compared with what a displaced one can cost.
