Commercial Property Maintenance in Coventry
On a commercial building the repair is rarely the hard part. Doing it without closing the business, and without anybody tripping over a toolbox, is what you are actually paying for.
- Coventry-wide
- Fully insured
- Free fixed quotes

Commercial property maintenance in Coventry covers reactive repairs and planned work on offices, retail units, industrial units and mixed-use buildings - roofing, building fabric, electrical, decoration, flooring and external works. Work is scheduled around trading hours where it has to be, with method statements and risk assessments provided, and the site left safe and clean at the end of every day.
- Most commercial work is scheduling, not difficulty - the building usually has to keep operating.
- Ask for RAMS before work starts. Any contractor who looks blank at that is the wrong contractor.
- Who repairs what is set by the lease. Check the repairing obligation before you spend anything.
- Lease-end dilapidations are far cheaper addressed early than negotiated at the end.
- Planned maintenance on a commercial roof costs a fraction of the stock damage one leak causes.
What we actually do for you
Reactive repairs
Attended fast, made safe, and completed with the minimum disruption to whatever the building is being used for.
Roofing & building fabric
Flat and pitched roofs, rainwater goods, brickwork, render and external repairs on units and offices.
Electrical & lighting
Lighting, small power and fault finding, including LED upgrades and the certification the work requires.
Fit-out & alterations
Partitions, ceilings, flooring, doors and decoration, phased so the space stays usable where possible.
Dilapidations & make good
Lease-end reinstatement priced against the schedule, and advice on what is worth doing before the surveyor arrives.
Out-of-hours working
Evenings, weekends and early starts where the work cannot happen during trading.
Built around how you own the property
Business owners
Repairs done around your trading hours, by people who will not leave hazards where your customers walk.
Commercial landlords
Building fabric kept in condition, with photographs and written records for the file.
Managing agents
One contractor across every trade, with documentation that closes a job rather than starting a conversation.

- 03
Work quoted for normal hours on a building that cannot close during normal hours.
- 04
A dilapidations schedule landing at lease end with nothing having been done for five years.
- 05
A unit where nobody can say whether the landlord or the tenant is responsible for the roof.

What moves the price
Commercial work is quoted against a written scope after a site visit, with the access and timing constraints priced in rather than discovered later. What moves the price:
When the work can happen
Out-of-hours, weekend and phased working costs more than an empty building during the day - but it is usually cheaper than closing.
Access
Height, plant, scaffold or MEWP, and whether the area has to stay open while we work in it.
Scope and specification
A like-for-like repair versus an upgrade, and whatever the lease or the schedule requires.
Documentation
RAMS are standard. Site-specific inductions, permits to work and client portals take additional time.
Building type and age
An industrial unit, a Victorian shop and a modern office fail in entirely different ways.
Reactive or planned
Work on a schedule is consistently cheaper than the same work attended as an emergency.

Still have a question? Our local team is happy to help — no pressure, no jargon.
Speak to us today0786 5778332Can you work outside our opening hours?
Yes, and for a lot of commercial work that is the only sensible way to do it. Evenings, weekends and early starts are all workable - we price them honestly rather than quoting normal hours and then asking for more when it turns out the shop cannot shut.
Do you provide risk assessments and method statements?
Yes, as standard before work starts, specific to the job and the site rather than a generic document with your address typed in. If your building requires an induction or a permit to work, tell us at quoting stage and we build it into the programme.
Who is responsible for the repair, us or our landlord?
Your lease decides it, and it is worth checking before you spend anything - the repairing obligation varies enormously, and on a full repairing lease a great deal more falls to the tenant than people expect. We will tell you what the work involves; who pays is between you and the landlord.
What about dilapidations at the end of our lease?
Deal with it early. A schedule of dilapidations at lease end, with five years of deferred work in it, is always more expensive than keeping on top of the same items as you go. We can price reinstatement against a schedule, and we will tell you where an item is arguable rather than assuming you owe it.
Are you insured for commercial work?
Yes - public liability cover is in place on every job, and we will provide the certificate before starting. For larger sites, tell us what level your managing agent requires and we will confirm in writing rather than at the gate on day one.
Can you handle several of our sites?
Yes, and across multiple sites it is worth putting the recurring items onto a schedule - gutters, roof checks, external decoration - rather than attending each one reactively. It is cheaper and it stops the same failure happening at four buildings in the same winter.
