Property Maintenance for Landlords in Coventry
Most landlord repair costs are not the repair. They are the second visit, the chasing, the tenant who could not get access, and the small problem that was left until it became a big one.

Property maintenance for Coventry landlords covers reactive repairs, void turnarounds between tenancies, and the building work behind compliance - roofing, damp, electrical, plumbing-adjacent building work, decoration and gardens. One team across every trade means one call, one invoice and nobody blaming another contractor. We photograph what we find and what we did, so you have a record without having to visit.
- One accountable team across every trade removes the gap between contractors, which is where delays live.
- A rented home in England needs an EICR at least every 5 years and at the start of a new tenancy.
- Gas work is for a Gas Safe registered engineer - we will tell you what your property needs and when.
- Smoke alarms on every storey, and a CO alarm in any room with a fixed combustion appliance.
- Damp and mould complaints are judged on how fast you responded, so get them diagnosed rather than repainted.
What we actually do for you
Reactive repairs
Tenant-reported problems attended, diagnosed and fixed, with photographs of the cause and the repair for your file.
Void turnarounds
The whole list between tenancies - repairs, decoration, flooring, garden - done in one booking so the property is back on the market quickly.
Compliance building work
The remedial work an EICR or a survey throws up, quoted separately from the inspection so you can see exactly what is required.
Damp & mould
Diagnosed properly - condensation, penetrating or rising are three different problems - and fixed at the cause rather than painted over.
Roof, gutters & exterior
The things that cause the expensive interior problems: failed gutters, slipped tiles, blown render, failed pointing.
Gardens & clearance
Overgrown gardens cleared between tenancies, fencing made safe, waste removed with the transfer paperwork.
Built around how you own the property
Single-property landlords
One trusted number instead of a different trade every time, and work you do not have to supervise.
Accidental landlords
A property you did not plan to let, kept to a standard that avoids problems, with plain advice on what actually needs doing.
Live-away landlords
Photographs and written notes on every visit, so you can see the state of the property without driving to it.
The jobs that start with a phone call
- 01
A tenant reporting the same leak three times because each visit treated the stain rather than the source.
- 02
A void dragging on because the decorator is waiting on the electrician who is waiting on the plasterer.
- 03
An EICR returned unsatisfactory with a list of codes and no explanation of which ones the law requires you to fix.
- 04
Black mould in a bedroom corner treated as a tenant lifestyle issue when it is a ventilation and cold-bridge problem.
- 05
A gutter that has been overflowing onto a wall for two winters, now showing as damp inside.
- 06
An agent's contractor charging a callout to tell you what is wrong, then a second to come back and fix it.

Walkthrough & tidy finish

What moves the price
Reactive work is quoted before we proceed wherever the job allows, and void work is quoted as a single fixed price from a walk-round list. We do not charge a callout to diagnose and then a second visit to fix, where the fix can be done on the day. What moves the price:
Reactive or planned
Work booked into a planned visit is cheaper than the same job attended on its own.
Access
Whether we can get in first time. A failed access is the single most avoidable cost in rental maintenance.
Scope of a void
A clean and touch-up versus a full redecoration, flooring and garden clear.
How long it has been left
A gutter joint is cheap. The brickwork, plaster and decoration after two winters of it leaking are not.
Number of properties
Several properties scheduled together cost less per property than separate visits.
Certification required
Where the work needs a registered engineer's certificate, that sits with the relevant specialist.

Speak to us today0786 5778332Will you deal with the tenant directly?
Yes, if you want us to - we will arrange access, turn up when we said we would, and keep it professional. You get a written summary and photographs afterwards. If you would rather be the only point of contact, we work that way instead; just tell us which at the start.
What are my actual legal obligations?
The settled ones in England are: an EICR at least every five years and at a new tenancy; an annual gas safety check by a Gas Safe registered engineer where there are gas appliances; smoke alarms on every storey and a CO alarm in any room with a fixed combustion appliance; and the property fit for human habitation. We handle the building side and will tell you plainly where you need a registered specialist instead.
Do you do gas work?
Gas appliances and gas safety certificates are work for a Gas Safe registered engineer, and we will say so rather than take it on. We do the building work around it - access, making good, the repair that caused the problem in the first place.
Can you turn a property around between tenancies quickly?
That is most of what we do for landlords. One walk-round produces one list and one fixed price, and the trades are sequenced so nobody is waiting on anybody. Tell us your re-let date and we will tell you honestly whether it is achievable.
A tenant is reporting damp. What should I do?
Get it diagnosed before anything is decorated. Most reported damp is condensation, which is a ventilation, heating and insulation problem; some of it is a building defect letting water in. The two need completely different fixes, and response times on damp and mould complaints are being tightened for rented homes - so a documented diagnosis protects you as well as the tenant.
Do you provide reports for my records?
Yes - photographs of what we found and what we did, and a written note of anything we think is heading for trouble. It costs us nothing and it is what makes a disrepair conversation straightforward later.
