EICR Testing in Coventry
An EICR is an inspection, not a repair - and a good one tells you plainly which findings are genuinely dangerous, which are recommendations, and what the law actually requires you to act on.

An Electrical Installation Condition Report inspects and tests a property's fixed wiring and reports its condition using codes: C1 means danger is present, C2 potentially dangerous, C3 improvement recommended, and FI further investigation required. Any C1, C2 or FI makes the report unsatisfactory. Privately rented homes in England must have an EICR at least every five years and at the start of a new tenancy, with remedial work completed within 28 days.
- Private rented homes in England need an EICR at least every 5 years and for each new tenancy.
- C1, C2 or FI makes a report unsatisfactory; C3 alone does not.
- Where a report is unsatisfactory, the regulations give you 28 days to complete the remedial work.
- A C3 is a recommendation, not a requirement - you should not be pressured into C3 work to 'pass'.
- The inspection and the remedial work are separate. Ask for the remedials to be quoted separately so you can compare.
The work itself, in plain terms
Inspection & testing
Visual inspection plus dead and live testing of the fixed installation - continuity, insulation resistance, polarity, earth loop impedance and RCD operation.
The report, explained
You get the schedules and the observations, and we talk you through what each code actually means for you rather than handing over a document and leaving.
Landlord compliance
Reports for privately rented property, with the timing and the 28-day remedial requirement spelled out so nothing is missed between tenancies.
Remedial work, quoted separately
Any C1, C2 or FI priced as its own line so you can see exactly what is required to reach satisfactory - and what is merely suggested.
Pre-purchase & pre-sale reports
An EICR before you buy or sell, so the condition of the wiring is a known quantity rather than a late surprise.
Periodic re-inspection
We tell you when the next one is due based on the installation and its use, and remind you rather than leaving you to track it.
Built around how you own the property
Landlords
The five-yearly report, done between tenancies where possible, with remedials quoted separately and completed inside the 28 days.
Letting agents
Multiple properties scheduled together, with reports and certificates returned in a consistent format for your files.
Homeowners & buyers
An honest read on an installation before you buy, or before you spend money on a kitchen that sits on 1970s wiring.
The jobs that start with a phone call
- 01
A tenancy starting next week and no valid EICR on file.
- 02
A report that came back unsatisfactory with a long list of codes and no explanation of which ones the law requires you to fix.
- 03
A quote where the 'EICR' price assumed you would also take every C3 recommendation as remedial work.
- 04
An EICR carried out by whoever then quoted for all the remedials, with no breakdown.
- 05
A property where previous work was done with no certificates, so the report flags unknowns as FI.
- 06
Several properties all falling due at different times, with no schedule tracking any of them.
What moves the price
The inspection is priced on the size of the installation - the number of circuits, consumer units and outbuildings - and quoted before we attend. Remedial work is always priced separately after the report, so you are never handed one number that mixes the two. What moves the price:
Number of circuits
Testing is per circuit, so a two-bedroom flat and a five-bedroom house are different jobs.
Consumer units
More than one board, or a board feeding an annexe, garage or outbuilding, adds to the inspection.
Access
Reaching the board, the loft and every accessory. A tenanted property with limited access takes longer.
Existing records
Where previous certificates exist, less has to be flagged for further investigation.
Property type
HMOs and converted flats have shared supplies and more to inspect than a single family home.
Number of properties
Portfolios scheduled together are cheaper per property than individual visits.

Speak to us today0786 5778332How often does a rented property need an EICR?
In England, privately rented homes need one at least every five years, and a valid report must be in place at the start of a new tenancy. You must give a copy to tenants and, on request, to the local authority. If the report is unsatisfactory, the remedial work has to be completed within 28 days - or sooner if the report specifies.
What do C1, C2 and C3 mean?
C1 is danger present and needs immediate action. C2 is potentially dangerous and must be put right. C3 is improvement recommended - it does not make a report unsatisfactory and you are not obliged to act on it. FI means further investigation is needed. Any C1, C2 or FI results in an unsatisfactory report.
My report says unsatisfactory. What now?
Only the C1, C2 and FI items need addressing to reach satisfactory. We will set out exactly which observations those are, quote them as separate items, and confirm in writing once the work is done. You are free to take that quote elsewhere - the report is yours.
Do I have to do the C3 items?
No. A C3 is a recommendation and the report remains satisfactory without it. Some are worth doing anyway - adding RCD protection, for instance - but you should never be told you must complete C3 work to pass, and if someone tells you that, get a second opinion.
Will you turn the power off?
Parts of the test require circuits to be dead, so there will be interruptions. On a tenanted property we arrange a time that works for the tenant and warn them in advance. The whole supply is rarely off for long, but it will be off at points.
Does an EICR cover appliances?
No. An EICR covers the fixed installation - wiring, accessories, boards and bonding. Portable appliances are a separate matter, and in a furnished rental those are checked by PAT testing, which is a different service.
