Fascias & Soffits in Coventry
Capping uPVC over rotten timber is the most common roofline job in the country and the one most likely to be hiding a problem. If the timber has gone, it needs to come off.

Fascias and soffits in Coventry are best replaced rather than capped: the old timber comes off, the rafter feet are inspected and repaired, and new uPVC boards are fixed back to sound timber. Capping - cladding over existing fascias - leaves any rot in place to continue behind the new board. Replacement is also the moment to get soffit ventilation right, which is what keeps a cold roof free of condensation.
- Capping over rotten timber hides the rot, it does not stop it. Full replacement is the honest job.
- The rafter feet behind the fascia are what the gutter ultimately hangs off - they need inspecting.
- Soffit ventilation is a requirement for a cold roof, not an optional extra, and it prevents condensation.
- Do the guttering at the same time: the scaffold is up and the fascia is off, so it costs far less.
- Ask whether a quote is capping or replacement. The price difference is large and so is the outcome.
The work itself, in plain terms
Full fascia replacement
Old boards removed, not clad over, so what is behind them can be seen and dealt with properly.
Rafter foot inspection & repair
Wet or rotten rafter ends cut back and spliced, because fixing a new board to soft timber achieves nothing.
Soffits & ventilation
New soffit boards with continuous or vent strip ventilation, so the roof void breathes and does not condense.
Bargeboards & verges
Gable bargeboards and verge trims replaced, often combined with a dry verge system at the same time.
Guttering renewal
New guttering, brackets, outlets and downpipes fitted to the new fascia while access is already in place.
Making good & disposal
Old timber and plastic removed and disposed of, and the roof covering made good where boards were lifted.
Built around how you own the property
Homeowners
A roofline done once, properly, with the timber behind it dealt with rather than buried.
Landlords
Maintenance-free boards and guttering that stop generating callouts, with ventilation done correctly.
Anyone already scaffolded
Roofline renewal alongside a re-roof or render job, which is by far the cheapest time to do it.
The jobs that start with a phone call
- 01
Paint flaking off timber fascias, with soft, spongy wood behind it.
- 02
uPVC capping fitted over rotten boards years ago, now with staining and movement where the rot has continued.
- 03
Guttering sagging because the fascia it is screwed to has lost its grip.
- 04
Birds nesting in the soffit through a gap at the wall junction.
- 05
Condensation and damp in the loft, because the soffits were replaced with no ventilation.
- 06
A quote for 'new fascias' that turns out, on reading, to be capping over the existing ones.
What moves the price
Roofline work is quoted after looking at it, because the condition of the timber behind the boards is the main variable and it cannot be seen from the ground. What moves the price:
Linear metres
The run of fascia, soffit, bargeboard and guttering around the property.
Replacement or capping
Full replacement costs more and is the right answer where timber has failed. We price replacement by default and explain where capping would be acceptable.
Timber repairs
Rafter feet and wall plate needing splicing, which can only be assessed once boards are off.
Access
Height, scaffold versus tower, and whether a conservatory or extension roof is in the way.
Guttering specification
Half-round, square or deepflow, and whether downpipes are being relocated.
Ventilation solution
Vented soffit board, vent strips or over-fascia ventilators depending on the roof build-up.

Speak to us today0786 5778332What is capping, and why do you not recommend it?
Capping means screwing new uPVC over your existing timber fascias instead of removing them. It is quicker and cheaper and it looks identical when finished - but any rot in the timber behind carries on, now hidden and in a less ventilated space. Where the timber is genuinely sound, capping is defensible. Where it is not, you have paid to hide a problem.
How do I know if my timber has gone?
Flaking paint, dark staining, and wood that feels soft if you press it with a screwdriver are the giveaways. Sagging guttering is another, because the brackets are pulling out of soft timber. From the ground it often looks fine, which is why we would rather get up and look before quoting.
Do soffits need vents?
On a cold roof - the usual arrangement, where the insulation is at ceiling level - yes. The roof void needs air moving through it to carry away moisture, and the soffit is where that air comes in. Replacing soffits with solid board and no ventilation is a recognised cause of loft condensation and mould.
Should I replace the guttering at the same time?
Almost always. The fascia is off, the access is already paid for, and new guttering on an old board or old guttering on a new board are both false economies. Doing both together usually costs little more than the guttering would on its own later.
How long does it take?
A typical house is usually a few days once access is in place. Timber repairs found when the boards come off can add time, and we photograph and agree those before carrying on rather than presenting them at the end.
Will uPVC last?
Modern roofline uPVC lasts a long time and needs no painting - an occasional wash is the entire maintenance. The thing that shortens its life is being fixed to timber that is already failing, which is the whole argument for replacement over capping.
