Velux Loft Conversions in Coventry

If your loft already has the height, a rooflight conversion is the cheapest and least disruptive way to get a room out of it, because the roof shape never changes.

In short

A Velux or rooflight loft conversion in Coventry converts the existing loft space without altering the roof structure or outline - rooflights are fitted into the existing slope instead of building a dormer. It needs enough existing head height, usually around 2.2m from ceiling joists to ridge. It is normally permitted development because the roof plane is unchanged, and Building Regulations still apply in full.

Key takeaways
  • No change to the roof shape means it is normally permitted development and quicker to get going.
  • It only works if the head height is already there - rooflights add light, not space.
  • Cheapest of the conversion types, and the least disruptive to the rest of the house.
  • You still need the full Building Regulations package: floor, stairs, fire safety, insulation.
  • Usable floor area is limited by where the ceiling slopes meet the floor, so plan the furniture early.
What we cover

The work itself, in plain terms

Rooflights into the existing slope

Fitted and flashed into the roof covering properly, so they sit flush and do not leak - the flashing kit matters as much as the window.

New floor structure

A proper floor on new joists, because the existing ceiling joists hold up a ceiling, not a room.

Stairs

A compliant staircase from the existing landing, designed around the head height the roof allows at the top of the flight.

Fire safety & escape

Protected stairway, fire doors, interlinked alarms, and an escape rooflight sized and positioned to the regulations.

Insulation

Insulated between and under the rafters with the ventilation path kept clear, which is what stops condensation later.

Storage in the eaves

The low areas where you cannot stand turned into built-in cupboards rather than wasted.

Who it is for

Built around how you own the property

Homeowners with tall lofts

An office, bedroom or playroom from space you already have, at the lowest cost of any conversion type.

Budget-conscious projects

The conversion to price first, because if it works it is the best value by a clear margin.

Landlords

An additional room with the certification, without the cost or the planning risk of a dormer.

What we are usually called out to

The jobs that start with a phone call

  • 01

A loft boarded out with a ladder and two rooflights, sold as a bedroom, with no certificate and no proper floor.

  • 02

Rooflights fitted without the correct flashing kit, leaking at the head within a year.

  • 03

A conversion where the stairs arrive under the slope, so there is no head height at the top of the flight.

  • 04

Insulation stuffed tight against the roof covering, blocking the ventilation path and causing condensation.

  • 05

Usable floor area far smaller than expected once the sloping ceilings are accounted for.

  • 06

No escape window, or one too small or too high to count as an escape route.

How is this different from a dormer conversion?

A dormer builds outwards from the roof slope to create full head height across the room. A rooflight conversion leaves the roof exactly as it is and fits windows into the slope. So a rooflight conversion is cheaper, simpler and usually needs no planning application - but it gives you less usable floor area, because the ceiling still slopes down to the floor at the edges.

Do I need planning permission?

Usually not, because the roof plane is unchanged - rooflights that sit within 150mm of the roof surface and do not project above the ridge are normally permitted development. Conservation areas and Article 4 directions can change that, and we check your property rather than assuming.

How much head height do I need?

Around 2.2m from the top of the existing ceiling joists to the underside of the ridge is the practical minimum, because you lose height to the new floor and the insulated ceiling. If you have less, a dormer or a hip-to-gable may still work where a rooflight conversion will not.

Will it be hot in summer?

It can be - rooflights in a south-facing slope admit a lot of heat. Blinds, or glazing with a solar control coating, deal with it, and good insulation and ventilation matter more in a loft than anywhere else in the house. We will raise it when we see which way your roof faces.

Can I add a dormer later?

Technically yes, but it means opening the roof again and reworking finished rooms, so it costs considerably more than doing it in the first place. If you think you will eventually want the head height, it is worth pricing both now.

Is it still a proper bedroom?

Yes, provided it meets Building Regulations - floor structure, stairs, fire escape, insulation and ventilation - and you get the completion certificate. The conversion type does not affect that; the compliance does.
