Damp Proofing in Coventry

Most damp is not rising damp. It is condensation, or water getting in through a defect you can see from outside. Which it is changes the fix completely - and it is worth knowing before anyone injects anything.

In short

Damp proofing in Coventry starts with diagnosis, because the three causes need three different fixes. Condensation is the most common and is a ventilation, heating and insulation problem. Penetrating damp comes through a building defect - failed pointing, a bridged cavity, a leaking gutter or roof. True rising damp is comparatively rare and is the only one a damp-proof course addresses. We tell you which you have before quoting work.

Key takeaways
  • Three different problems share the word 'damp', and they need three different fixes.
  • Condensation is the most common by a long way - black mould in corners, on cold walls and around windows.
  • Damp high on a wall, or on an upstairs wall, cannot be rising damp. Water does not climb.
  • Penetrating damp is fixed outside: pointing, gutters, flashings, cills, ground levels.
  • Be wary of anyone who diagnoses rising damp from the doorway and quotes injection on the spot.
What we cover

The work itself, in plain terms

Diagnosis first

Where the damp is, how high it goes, when it appears and what the outside of the wall looks like. These four things identify the cause in most houses, and they cost nothing to check.

Penetrating damp repairs

Fixing the actual defect - repointing, a failed gutter or downpipe, roof or flashing failure, a bridged cavity, a cill with no drip, render cracks, raised ground levels.

Condensation & mould

Extract ventilation where moisture is produced, insulated lining on cold walls, and advice on heating patterns. Treating mould without fixing the cause just means repainting it annually.

Ground levels & bridging

Soil, paths, drives and decking built up above the damp-proof course let water in above it. Lowering levels or forming a drainage channel often solves it outright.

Damp-proof course work

Where there genuinely is no working damp-proof course and rising damp is the diagnosis, a new course and the replastering that must follow it.

Replastering & making good

Salt-contaminated plaster taken off and replaced, because old plaster holds hygroscopic salts and will keep showing damp even after the cause is fixed.

Who it is for

Built around how you own the property

Homeowners

A straight answer about what is actually causing the damp patch, and a fix aimed at the cause rather than the symptom.

Landlords

Damp and mould complaints diagnosed properly and documented - which matters now that disrepair claims routinely turn on whether the cause was addressed.

Buyers & sellers

A second opinion on a damp report before you accept a figure off the price or pay for a treatment you may not need.

What we are usually called out to

The jobs that start with a phone call

  • 01

Black mould in the corners of a bedroom and around the windows, worse in winter - condensation, not rising damp.

  • 02

A tide mark low down on a wall that was injected a few years ago and has come back.

  • 03

Damp on an internal wall directly behind an overflowing gutter or a cracked downpipe outside.

  • 04

A patio or drive built up above the damp-proof course, letting water straight into the wall above it.

  • 05

Damp halfway up a wall, or on a first-floor wall, that has been diagnosed as rising damp.

  • 06

A survey that says 'damp' with a meter reading and no explanation of which kind or what is causing it.

Costs

What moves the price

We quote the fix, not a package. In a good number of cases the honest answer is cheap - clear the gutter, lower the path, fit an extractor - and we would rather tell you that than sell you a damp-proof course you do not need. What moves the price:

Which kind of damp it is

Condensation work, external repairs and a damp-proof course are three different jobs at three very different prices.

How much plaster is affected

Replastering is often the largest single element of any rising-damp job, and salt-contaminated plaster has to come off.

Access to the outside wall

Whether the defect is at ground level or needs a tower or scaffold to reach.

Ground level work

Lowering a path, forming a channel or re-laying a drive against the wall.

Ventilation

From a single extractor fan to a whole-house approach, depending on how the moisture is being produced.

Whether a specialist is needed

Some situations call for an independent damp surveyor or a guaranteed proprietary system, and we will say so.

How can I tell condensation from rising damp myself?

Condensation shows as black mould, usually in corners, behind furniture, on cold external walls and around windows, and it is worse in winter and in rooms where moisture is produced. Rising damp shows as a tide mark low on a ground-floor wall, with salts, and it does not come and go with the weather or the season.

Do I need a chemical damp-proof course?

Far less often than it is sold. It only addresses true rising damp, which is not common, and it does nothing at all for condensation or penetrating damp. If the diagnosis genuinely is rising damp we will say so - but we will check the simple external causes first, because they are usually the answer and usually cheaper.

Why has my damp come back after it was treated?

Almost always because the treatment addressed the wrong cause. An injected course under a wall that was actually suffering penetrating damp from a bridged cavity or a leaking gutter was never going to work. The question to answer is what the water's route in actually is.

Is a damp meter reading proof of rising damp?

No. Electrical resistance meters respond to salts and to surface moisture as well as to water, so a high reading tells you a wall is damp - not why. Any diagnosis that rests on a meter reading alone is not a diagnosis.

Can you treat the mould in my bathroom and bedroom?

We can clean and treat it, but it will come back unless the moisture is dealt with, so we would rather talk about extraction, heating and insulation at the same time. Mould is the symptom; humidity against a cold surface is the cause.

Do you give a guarantee?

We guarantee our workmanship, and where a proprietary system with its own insurance-backed guarantee is the right answer we will tell you that and point you at it rather than imply ours is the same thing. Being straight about that is part of the diagnosis.
