House Renovations in Coventry
Most renovations go wrong in the gaps between trades, not in the work itself. One team across the whole job means nobody is waiting on anybody, and nobody can blame the last lot.

House renovations in Coventry run from a single room to a full property refurbishment - structural alterations, rewiring, plastering, joinery, flooring and decoration. The work is sequenced so that first-fix trades finish before anything is closed up, which is what keeps a renovation on schedule. We survey the property, agree a written scope and quote a fixed price before starting.
- Sequence is everything: structure, then first fix, then plaster, then second fix, then decoration.
- One team across every trade means no gaps between contractors and no arguments about whose fault it is.
- Agree the scope in writing before work starts - that is what stops a renovation drifting.
- Budget for the surprises an older house will produce once the plaster comes off. Every honest builder tells you this.
- Properties bought to renovate are worth a survey of the structure and the services before you commit to a design.
The work itself, in plain terms
Full property refurbishment
Whole-house projects taken from strip-out to finished decoration, with one point of contact and one programme rather than six separate contractors.
Structural alterations
Walls removed and openings formed with the right beams and support, to an engineer's design where the work is load-bearing.
Rewiring & first fix
Electrics, plumbing and heating first-fixed while the walls are open, with the certification the work needs - the point at which it is cheap to do properly.
Plastering & dry lining
Re-skimming, full replastering and dry lining, including the insulated boarding that makes a solid-wall Coventry house bearable to heat.
Kitchens, bathrooms & joinery
Second-fix work, fitted joinery, flooring and tiling, finished by the same team that opened the walls up.
Project management
Trades scheduled in order, materials on site when they are needed, and a weekly update on where the job actually is.
Built around how you own the property
Homeowners
A renovation you can follow: written scope, fixed price, a programme, and the same team on site from start to finish.
Landlords & investors
Refurbishment to a letting standard, priced per property and scheduled around void periods rather than dragging on.
Buyers of older property
Pre-purchase advice on what a house actually needs structurally before you commit to a design or a budget.
The jobs that start with a phone call
- 01
A job stalled because the plasterer arrived before the electrician had first-fixed.
- 02
Three separate contractors, each blaming the previous one for the same defect.
- 03
A quote that was a single number with no scope, so every question becomes an extra.
- 04
Plaster off and the wiring turns out to be older than anyone thought - and it is now the critical path.
- 05
New plaster and decoration over a damp problem nobody diagnosed, staining through within months.
- 06
A kitchen fitted before the floor was levelled, so nothing lines up and the units are packed out.
What moves the price
Renovations are quoted from a written scope after a survey, as a fixed price per stage. A number without a scope is not a quote, and we will not give you one. What moves the price:
Scope and finish level
The same room can be refreshed or taken back to brick. Deciding which, in writing, is most of the pricing.
Structural work
Removing load-bearing walls brings in engineer's calculations, steel, padstones and Building Control, and changes the programme as well as the price.
Age and condition
A solid-wall Victorian house and a 1990s build need entirely different work behind the same finish.
Services
Whether the electrics, plumbing and heating are reused, extended or replaced - and whether that triggers certification.
What is found on strip-out
Older houses produce surprises. We quote them as found, with photographs, and agree before continuing.
Occupied or empty
Working around a family living in the house is slower and more careful than working in an empty property.

House Renovations in Coventry — your questions answered
Still have a question? Our local team is happy to help — no pressure, no jargon.
Speak to us today0786 5778332Can I live in the house while you renovate?
Often yes, for room-by-room or partial work, and we will phase it so you keep a kitchen and a bathroom for as long as possible. For a full refurbishment with the electrics and plumbing coming out, it is usually faster, cheaper and far less stressful to move out for the duration.
How do you handle the things nobody could have known about?
They go on the quote as a provisional item where we can foresee them, and where we cannot, we stop, photograph what we have found, price it and agree it with you before carrying on. What we do not do is carry on and present it at the end.
Do I need Building Regulations approval?
For structural alterations, new drainage, most electrical work and changes to insulation, yes. Decoration, kitchens and like-for-like replacement generally do not. We will tell you which parts of your job are notifiable and handle the Building Control side where it falls to us.
How long does a full renovation take?
It depends entirely on scope, so we give you a programme with the quote rather than a guess on the phone. The useful thing to know is that the unglamorous stages - structure, first fix, drying out - take the time, and the visible finishes go on quickly at the end.
Will I get one price for everything?
Yes, a fixed written price against a written scope, broken down by stage so you can see what each part costs and drop or defer anything you want to. Hidden single-figure quotes are how renovations end in disputes.
Do you work with architects and engineers?
Routinely. If you already have drawings we will build to them and tell you where we think they will cause problems on site. If you do not, we will tell you when a project genuinely needs an architect or a structural engineer rather than pretending it does not.
