Orangeries & Garden Rooms in Coventry

The difference between an orangery and a conservatory is whether you can use it in February. Solid roof, insulated walls and real foundations are what make it a room rather than a greenhouse.

In short

An orangery or garden room in Coventry is a glazed extension with a solid insulated roof and brick or rendered piers, built on proper foundations so it can be used all year. Unlike a conservatory, it is normally built as a full extension under Building Regulations, which is why it stays usable in winter. Garden rooms built as separate outbuildings often fall under permitted development.

Key takeaways
  • A conservatory has a glazed roof and is unusable at the extremes of the year. An orangery has a solid one and is not.
  • An orangery is built as an extension: proper foundations, insulated walls and roof, Building Regulations.
  • A detached garden room in the garden is a different animal and often permitted development.
  • Heating an orangery works because it is insulated - heating a conservatory largely does not.
  • A roof lantern gives you the light of a glass roof without the temperature swings.
What we cover

The work itself, in plain terms

Orangeries

Brick or rendered piers, large glazed panels and a solid insulated roof with a lantern - a room that joins the house rather than hanging off it.

Garden rooms

Detached insulated rooms in the garden for an office, studio or gym, built on a proper base and wired and heated.

Conservatory replacement

Replacing a failed conservatory roof with an insulated one, or rebuilding a tired conservatory as a usable room.

Roof lanterns & glazing

Lanterns, sliders and bifolds specified for thermal performance as well as appearance.

Foundations & base

Real foundations rather than a thin slab, which is what lets the structure carry a solid roof.

Heating, power & lighting

Heating circuits, sockets and lighting designed for year-round use, with the certification that needs.

Who it is for

Built around how you own the property

Homeowners

A bright room that works in January as well as June, which is the whole point of the exercise.

Home workers

A detached garden room with heat, power and data, separate from the house and quiet.

Conservatory owners

An existing conservatory turned into a room that gets used, usually by replacing the roof and upgrading the glazing.

What we are usually called out to

The jobs that start with a phone call

  • 01

A conservatory that is too hot to sit in by June and too cold by October, so it has become a storage room.

  • 02

A polycarbonate roof that roars in heavy rain and has gone cloudy and brittle.

  • 03

A conservatory built on a thin slab, so a solid replacement roof cannot simply be dropped on it.

  • 04

A garden room wired with an extension lead run across the lawn.

  • 05

Glazing specified on price alone, so the room overheats despite the new solid roof.

  • 06

A 'garden room' sold as needing no approvals when its size and position actually meant it did.

Costs

What moves the price

Orangeries and garden rooms are quoted after a site visit, as a fixed price against a written specification. The structural approach - what the existing base can carry - is usually the biggest unknown. What moves the number:

Size and glazing proportion

How much is glass and how much is solid wall, and the specification of the glazing units.

Roof build-up

A solid insulated roof with a lantern costs more than a glazed one and is the reason the room is usable.

Existing base

On a conservatory replacement, whether the existing foundations can carry a solid roof or need replacing.

Attached or detached

An orangery is an extension under Building Regulations; a detached garden room is a different route and often simpler.

Services

Heating, power, lighting and data, and how far they have to be run from the house.

Groundworks and access

Levels, drainage and getting materials to the back of the garden.

What is the actual difference between an orangery and a conservatory?

The roof and the insulation. A conservatory is mostly glass including the roof, which makes it an oven in summer and a fridge in winter. An orangery has a solid insulated roof, usually with a lantern for light, and insulated walls on proper foundations - so it holds its temperature and you can use it all year. That is why it is built as an extension.

Can you replace my conservatory roof with a solid one?

Often yes, and it is the single best improvement to a tired conservatory. The question is whether the existing base and frames can carry the extra weight - a lightweight insulated system can sometimes go on existing frames, and sometimes the structure needs strengthening or rebuilding. We check before quoting rather than after.

Will I need planning permission?

An orangery is treated as an extension, so the same permitted development rules apply as for any rear or side build. A detached garden room is usually permitted development subject to height and the proportion of garden covered - but 'usually' is doing some work in that sentence, so we check.

Will it be too hot in summer?

Not if it is designed for it. A solid roof removes most of the problem, and the rest is glazing specification, orientation and some ventilation. A south-facing wall of glass with the cheapest units available will still overheat, solid roof or not - so the glazing spec matters.

Can I heat a garden room cheaply?

Yes, if it is properly insulated - that is the whole difference. An insulated garden room holds heat and costs very little to keep warm. An uninsulated one with an electric heater is expensive and still cold at the edges, which is why the build-up matters more than the heater.

Do garden rooms need Building Regulations approval?

It depends on size, use and distance from the boundary - small detached outbuildings often do not, larger ones and anything used as sleeping accommodation do. We will tell you which category yours falls into, and we would rather it was approved than borderline, because it matters when you sell.
